TONER Home Performance is an independent home performance firm, born in Houston and serving the southern United States. Across the life of a home, our work takes three forms:
We diagnose the root cause of defects across every aspect of residential construction.
We serve as legal experts in residential construction defect disputes.
We design and specify new and remodeled homes to thrive in our hot-humid climate.
We are not a contractor. We do not sell resolutions. That independence is the foundation of everything we do - when we tell you why a home is failing, you can trust the answer isn't a sales pitch for a repair we profit from.
Our Mission
We believe a home is a living organism - a single connected system, not a stack of separate trades. Our mission is to make homes perform, at whatever stage we meet them.
We're part of every home; it just depends on when. At the beginning, we make sure things go right with Building Performance Design. In the middle, when something isn't behaving, we diagnose it with Forensics & Mold Assessment. And at the end, when a problem has escalated, we provide independent expert and pre-litigation support.
Our long-term goal is ambitious on purpose: to design so well, so early, that we put the forensic and legal side of our company out of business.
How We Think - The Three C's
Whether we're diagnosing a home, providing legal expertise, or designing one, we evaluate three things in tandem:
Climate, Construction, and Client.
The South alone spans three climate zones and six environment types, and most building codes were never written for how climate migration has reshaped home performance. Designing for the climate, the construction method, and the actual people who live in the home - all at once - is what prevents the recurring failures we're so often called in to resolve.
Meet Toner Kersting, Founder of THP
TONER Home Performance began with a simple conviction held by its founder, Toner Kersting: that homes in the South deserve to be designed and diagnosed as complete systems, by someone with no financial stake in the recommendations. Widely regarded as one of the leading building performance minds in the South, Toner built the firm around that independence - and around the idea that a house behaves like a living organism, one that has to manage climate migration in the most demanding climates in the country.
Toner has spent more than 25 years and completed thousands of projects studying how homes across the South succeed and fail. That experience spans all three sides of the business: forensics, mold assessments, legal expertise, building performance design, and specifications to perform from day one; performing forensic investigations when a home is misbehaving; and serving as an expert witness when a building problem becomes a legal dispute.
His approach is direct and compassionate at once: roughly two-thirds of the firm's work involves something going wrong for a client, so honesty matters - but so does delivering hard news with care. His leadership results in a firm that tells clients the truth about their homes, explains it in plain language, and gives them a clear path forward.
