The Fundamentals Still Work: Three Waterproofing Failures from Real Texas Projects

More waterproofing product doesn't automatically mean better waterproofing. A forensic breakdown of three real Texas job sites where improvised layering, deleted rain screens, and multi-tasking materials compromised the assembly.

There is a quiet assumption running through a lot of construction right now that waterproofing is somehow broken. That if you just add enough layers, enough coatings, enough product, the wall will be fine. It is the wrong instinct, and it causes more failures than it prevents.

Here is the truth. The fundamentals work. ZIP works. Rain screens work. Liquid applied flashings work. They work when they are properly detailed, properly sequenced, and when each layer is allowed to do its job without something else compromising it. We do not need to reinvent waterproofing. We need to do it right. Three recent projects show what happens when we don't.

One: more coatings, less drainage

On one project, a builder took a well designed ZIP sheathing wall system and started layering additional coatings over it, working from the belief that more waterproofing equals better waterproofing. What actually happened is they killed the drainage path at the rough openings, trapped moisture between incompatible layers, and sealed the wall from both sides. The assembly can no longer drain, and it can no longer dry. In a Houston climate, that is a ticking clock.

Two: the deleted rain screen

On another project, the builder made material changes to our design without telling us. We had specified ZIP, then a rain screen, then the stucco system. Each layer had a clear purpose and a clear relationship to the layer next to it. They deleted the rain screen entirely, added materials we had never specified into the drainage pathway, and closed up the wall with no capillary break. By the time we got back on site, walls were already being finished over a compromised assembly. Every day that work continued, the cost to fix it climbed.

Three: asking one material to do two jobs

The third one is a trend we are watching, on social media and on job sites alike. Builders are installing mineral wool continuous insulation, something like Rockwool ComfortBoard, directly in the moisture pathway behind stone cladding, paired with a fabric mesh "rain screen" that gives maybe an eighth of an inch of effective gap. The marketing says mineral wool is hydrophobic and drains freely, and technically it can tolerate moisture.

But tolerating moisture is not the same thing as performing well. Stone is a reservoir cladding. It absorbs rain and weeps it back inward. So now you are asking the insulation to be both your thermal layer and your primary drainage plane at the same time. That is a lot to ask of one material. A dedicated drainage mat, or a true air gap outboard of the insulation, would be the better detail every time. If we are going to add a layer, we need to know exactly why that layer is there and what it is doing.

So what is the point

The through line across all three is the same. The failures did not come from the products. They came from improvising, from layering materials that were never designed to interact, from deleting components because they looked redundant, and from trusting that "more waterproofing" automatically means "better waterproofing."

Our climate in Texas demands resiliency. Code changes have made the margin for error razor thin. And our clients expect quality construction whether they say so or not. Trust me, when problems arise, they will loudly state they had those expectations all along, even if they never voiced them.

So stop. Think. Detail it well. The fundamentals are not the problem. How we execute them is.
